CDA Warns Buyers as 61 Housing Societies Misuse Islamabad’s Name

The Capital Development Authority (CDA) has urged the Competition Commission of Pakistan (CCP) to take strict action against several housing societies accused of misleading property buyers through false advertisements.

According to reports, 61 housing schemes are allegedly using fake addresses and Islamabad’s name in promotional campaigns to attract investors. Officials said many of these projects are not actually located within the capital territory.

The CDA stated that 34 private housing societies are using words such as “Islamabad” and “Capital” in their marketing materials. Another 27 societies are reportedly presenting themselves as part of Islamabad’s official sectors despite being situated outside the city limits.

Authorities clarified that many of these housing projects are located in nearby areas including Rawalpindi, Taxila, Fateh Jang, Attock, and other regions of Punjab. However, advertisements allegedly create the impression that the schemes fall under Islamabad and have official approval.

Officials believe such promotions may confuse buyers and influence investment decisions. The CDA warned that using Islamabad’s name without proper authorization could mislead the public regarding the legal status of housing projects.

The authority also explained the actual limits of Islamabad. According to the CDA, the capital’s official boundaries extend only from Sector A-17 to I-17. Any sectors or projects beyond these limits are not considered part of Islamabad.

The authority advised citizens to carefully verify the location and approval status of any housing society before making investments. Buyers were encouraged to check official records and confirm whether a project has received necessary permissions from relevant authorities.

Property experts say misleading advertisements have become a growing concern in the real estate sector. Many buyers depend on promotional material when selecting housing projects. Incorrect claims about location or approval can lead to financial risks for investors.

The CDA emphasized that protecting buyers and maintaining transparency in the property market remains important. Authorities also encouraged the public to report suspicious advertisements or misleading claims related to housing schemes.

The request made to the CCP reflects increasing efforts to regulate the housing sector and prevent misuse of Islamabad’s name for commercial purposes. Officials hope stricter action will help reduce confusion among buyers and improve trust in the real estate market.
